How we work with senior care centres.

Senior Living Malaysia is an independent directory and matching service for senior care across Malaysia — built for Malaysian families and Singaporean families exploring options across the causeway. This page explains how we work with care centres: what we do, what we ask of you, and what a partnership looks like.

What we are

A directory of senior care centres across Malaysia, plus a matching service that routes family enquiries to the most suitable homes. We don't operate any homes ourselves. Apart from clearly-labelled featured listings, we don't rank by who pays us. Listings are compiled from public sources — care-centre websites, social pages, JKM records — and are free.

How a family enquiry reaches you

  1. A family fills out our matching form — state, care level, budget, timeline, any medical context.
  2. We review the enquiry manually. Spammy or unserious enquiries are filtered out before they reach any centre.
  3. We match to 2–3 centres whose profile genuinely fits — location, care type, budget band, acuity.
  4. We send you the family's contact and brief directly via WhatsApp.
  5. You follow up with the family on your own terms.

What a good lead looks like

Every enquiry we forward includes:

  • Family contact name and preferred channel (WhatsApp / phone / email)
  • The intended resident — relationship, approximate age, broad health context
  • Care level needed (independent / assisted / nursing / memory care)
  • Target location (state or specific area)
  • Budget range
  • Timeline (urgent / within 1 month / exploring)
  • Whether the family is Malaysian or Singaporean (relevant for language and logistics)

We don't forward enquiries with missing essentials. If a brief is thin, we go back to the family for clarification before routing.

Pricing

Listing: free. Your centre is listed at no cost, whether you work with us on lead-matching or not.

Leads: discounted while we're building volume. We're early-stage, so our matched-lead fee is introductory right now — a reduced success-fee, charged only when a family actually moves in. The priority for us is proving that good matches convert.

Standard rates as we grow. Once we have sustained volume, the introductory fee moves to our standard success-fee — still one-time, still only when a matched family moves in, always discussed upfront with no surprise billing. Join early and you keep the better rates.

Optional: priority placement. When we have enough traffic, centres can pay for featured placement in search results — always clearly labelled. Ordering of non-featured listings stays merit-based.

A richer profile. Photos, your centre's story, the questions families always ask, and cultural-fit details (halal kitchen, surau, Mandarin- or Cantonese-speaking staff, dietary accommodations) — a fuller profile converts more of the families who land on it. What we ask of you

  • Respond to matched families within 24 hours. Even a quick "we've received your enquiry, we'll be in touch tomorrow" is enough. Families go cold fast.
  • Tell us the outcome. Moved in / didn't move in / lost contact — one-line WhatsApp update per lead. This is how we learn which matches work and improve for everyone.
  • Keep your listing info accurate. If your phone, pricing, or care types change, tell us. Families making decisions on outdated info hurts both of us.
  • Flag what you can't handle. If a family's needs are outside your scope (e.g. full ventilator care, bariatric), tell us quickly so we can re-route rather than leaving the family hanging.
  • Tell us about cultural fit. Halal kitchen? Surau or prayer space? Mandarin/Cantonese-speaking staff? Vegetarian or Indian dietary accommodations? These are widely practised in Malaysian senior care but rarely marketed — drop us one line and we'll surface it on your listing for families searching specifically for those features.

How we stay independent

  • We don't operate any senior care homes ourselves.
  • Our rankings within state and care-type listings are merit-based — pricing transparency, licensing, verified contact info, and family feedback. Paid placement is always labelled.
  • Partner relationships don't change whether a home appears in results or where. They only change whether we receive a fee if a family chooses that home.
  • We will never write negative reviews of non-partner centres. Directory listings stay factual.

Singapore-family angle

A meaningful share of our traffic is Singaporean families looking for options across the causeway — cost-driven (MY care runs 50–70% below SG equivalents) and often with tighter timelines. If your centre is set up for cross-border logistics (discharge coordination, visa/MM2H familiarity, Mandarin-speaking staff, Second Link proximity for JB), we'll route accordingly. This is a growing segment and an area where mid-market MY centres have a natural edge.

Questions centres ask us

Is it really free to list?

Yes. Your listing is free whether or not you work with us on lead-matching. We only earn a (currently discounted) success-fee if a family we introduce actually moves in — never an upfront or listing charge.

How do you decide which centres to send a family to?

We match on genuine fit — location, care type, budget band, and the level of care needed — not on who pays us. The only paid exception is clearly-labelled featured placement; the ordering of every other listing stays merit-based.

We're not JKM-registered yet — can we still be listed?

Yes — we list centres that serve the families who use this directory. We only display a Verified ✓ badge once you send a JKM or MOH certificate; until then the listing simply notes that licensing is unverified.

How quickly do we need to respond to a matched family?

Within 24 hours. Families exploring care are usually anxious and moving fast — even a short "we've received your enquiry, we'll call tomorrow" keeps you in the running. Slow replies are the main reason a good match falls through.

Can we update or remove our listing?

Anytime. WhatsApp or email us and we'll update your details — or take the listing down — promptly. Keeping it accurate helps both of us.

Do you write reviews or rate centres?

No. Directory listings stay factual, and we don't publish negative reviews of centres we don't work with. Our job is to match families to suitable care, not to rank or rate you publicly.

We're a small or new centre — is this worth it?

Yes. A complete, verified listing competes on fit, not marketing budget — a small centre with clear pricing, photos, and a JKM certificate often out-converts a bigger name with a thin profile.
