About

Sunway Sanctuary is one of the few Malaysian senior residences with genuine direct access to a JCI-accredited tertiary hospital. The residence is housed in Tower D, a separate block annexed to Sunway Medical Centre in Bandar Sunway - sharing the same campus but a distinct building from the hospital. The model is built by the Sunway Healthcare Group, which owns and operates the medical campus; that shared ownership is the reason the hospital access is substantive rather than just proximity marketing.

Current capacity is 235 units. A Phase 2 renovation will expand residential capacity to 456 units when complete.

Care & services

Two product tiers under one roof. Independent living comes in studio and suite configurations from 422 to 1,028 sq ft, configured for residents who want hospitality and security without daily care. Assisted living units add structured daily-care support — bathing, dressing, medication management — for residents who need help with ADLs but don’t yet need clinical nursing. Respite stays are also available. Residents transitioning across tiers as needs progress can usually do so without leaving the building, which is the proposition that distinguishes this property from standalone assisted-living homes that force a move when clinical needs emerge.

Note that Sunway Sanctuary does not provide dementia care - families seeking specialised memory care should consider other options.

The hospitality layer matters here. Hotel-grade housekeeping, dining managed by the Sunway hospitality side, concierge services handling appointment coordination and family logistics, on-site fitness and aquatic facilities (including a heated salt-water pool engineered for senior use), library, games room, mini-theatre. The intent is a lifestyle rather than a clinical residence — this is not a nursing home presented as a retirement community.

What families should know

Pricing starts from RM 10,800+ per person per month for assisted living units and rises for larger suites and couples’ arrangements. This is towards the very top of the Malaysian market and is roughly comparable to equivalent retirement residences in mature Asian markets - Singapore, Hong Kong, Tokyo. What you are paying for is direct campus access to a JCI-accredited hospital (Tower D is annexed to Sunway Medical Centre - a specialist is an internal walkway away, not a road transfer), the hospitality finish, the brand backing of Sunway Group, and the no-move transition path as care needs increase.

The fit: medically-stable seniors and couples who want an upmarket lifestyle, plus residents anticipating progression where avoiding a future relocation matters. Not the right fit for families on tighter budgets — there are mid-tier options across the Klang Valley delivering equivalent assisted-living-grade care at one-third the price. For Singaporean families specifically: this is one of the rare Malaysian residences where the hospital escalation is fast enough to potentially obviate a back-to-Singapore transfer for an acute event, which is part of the case for some SG cross-border placements.

Location

Bandar Sunway, 47500 Subang Jaya — Malaysia’s most fully-integrated private township. Tower D (the Sanctuary building) is annexed to the medical centre, and the wider Sunway development (Sunway Pyramid mall, Sunway Lagoon theme park, Sunway University, hotels, F&B) is all within walking distance via covered, climate-controlled walkways. From central KL it’s roughly 25 minutes via the LDP. From KLIA, about 50 minutes. The integrated-township setting reduces dependence on driving for residents and visiting families alike — an underrated factor in long-term suitability.
